Booking Terms and Conditions
1/ Booking Policy
We operate a minimum one week (Sat – Sat) stay during July and August and a minimum 3 night stay throughout the rest of the year. Further details
can be found on our ‘Availability’ page.
A booking deposit of 25% (to the nearest Euro) of the holiday cost is required to confirm a reservation. Up until that time it is a provisional booking only.
All reservations made through our online booking system are provisional until confirmed by the owners. Provisional bookings are held for a maximum of
7 days. All payments must be made in Euros.
3/ Final Payment
The full balance of the total holiday cost (balance + security deposit) is payable not later than six weeks before the holiday begins. If the full balance is not
paid on time we reserve the right to cancel the holiday, in which case, the deposit will be forfeited.
4/ Security Deposit
As the property is fully equipped and furnished to a high standard, a security deposit of €200 is required in case of any breakages or damage. This will be
added to the balance payment six weeks before your holiday commences. If there are no breakages or damage, the security deposit will be refunded in
full within 14 days after your holiday is completed.
Payment of your deposit and balance can be made a Debit or Credit Card through our secure online booking system. Please note that we don’t accept
Diners or American Express cards. When you book an automated email will be sent acknowledging payment. A separate email will be sent by us
confirming your booking and that the payment has been processed.
6/ Cancellation Policy
If you have to cancel your holiday for whatever reason, we will do our best to re-let the cancelled booking and refund your rental in full less an
administration charge of €50.00. If however we do not succeed we reserve the right to make the following cancellation charges:
• 42 to 22 days – 50% of the total rental
• Less than 21 days – 100% of the total rental
• A minimum cancellation charge of €50.00 applies
7/ Change of Booking
There will be a fee of €30.00 for any transferred booking and bookings may not be transferred within six weeks prior to the holiday. A transferred booking
is from one date to another. If the transfer also involves reducing the length of holiday (eg. from two weeks to one week) it will be regarded as a
cancellation and will fall under our Holiday Cancellation Conditions.
8/ Joint Bookings
Where two or more parties join forces to book the cottage, the booking should be made in one name only. That person (the guest) is to be responsible for
all payments and any damage.
All charges for gas, electricity and water services are included in the holiday price.
10/ Guest Property
We cannot be held responsible for loss or damage to any belongings or for injury sustained by any of our guests during their stay at the cottage.
11/ Right of Entry
We and our agents reserve the right to enter the cottage at any reasonable time for reasonable cause
12/ Check-in/out Times
Guests may check-in between 4pm and 6pm. If you will be arriving after 6pm, please let us know. We ask that all guests vacate the property by 10am
on the day of departure.
The maximum occupancy for the property is 6 people. For larger groups, 2 additional people can be accommodated on z-beds.
14/ Holiday Insurance
We recommend you take out holiday insurance to cover the duration of your stay.
15/ Smoking Policy
Smoking is not allowed anywhere within the property. Failure to observe this policy will result in an additional charge of €100.00 for cleaning carpets,
curtains and upholstery.
Pets are welcome by prior arrangement at an extra cost of €20.00 per pet to cover the additional cleaning. Please note that the property is surrounded
by farmland with sheep and cows, so your dogs must be kept under control at all times. Please contact us directly if you wish to bring a pet on holiday.
